Verrado Closings – year to date

So far this year in Verrado 98 homes have closed escrow via the multiple listing service. Prices are trending up with an average per square foot closing price of $88.09. Of the 98 homes that closed escrow only 30 were distressed sales. The average price per square for the remaining 68 homes was $92.88. Prices are closing close to listing price. On average the homes closed within 2% of the asking price. Below is a table of all of the homes that have closed escrow to date. Verrado Active Listings

Snapshot of Verrado Market – May 18, 2012 – 45 listings on the market today. That is slightly down from April 18th when there were 47 listings. Of those listings there are 3 distressed properties, 22 traditional resale homes, and 20 new builds. Of the 20 new builds 7 are homes that are “to be built”. Subtract these 7 and there are 38 homes on the market, which is the same number as one month ago. Some of the larger more expensive homes are starting to linger a little bit. As we head into the summer when things can tend to slow down, it is even more important to have your home listed at the right price and to review pricing strategy at least after 30 days on the market.

Verrado Active Listings

Snapshot of Verrado Market – May 11, 2012 – 46 homes listed for sale compared to 47 on April 18th. Of those listings there are 3 distressed properties, 21 traditional resale homes and 22 new builds. Of the 22 new builds 11 are homes that are “to be built” and not started. Subtract these 11 and only 35 actual homes are on the market today. This is down from 38 on April 18th. There are currently 39 Pending Sales compared to 37 on April 18th and 27 on March 13th. With Pending sale inventory now higher then listing inventory it could be a good time to list your home for sale as buyers have fewer choices and the best homes are going quickly.

Verrado Open House

Whether you are thinking of buying, selling, or you are curious of what you home is worth in today’s market you should visit Verrado’s tour of homes today at the Verrado Open House. A variety of new build specs, models and resale homes will be available for viewing from 11:00 to 2:00 pm today. You can pick up a map at Verrado Realty in the Welcome Center on Main St. The Verrado market is continuining to improve. Today there are 49 listings, 11 of which are not yet built. With 39 actual homes on the market and pending sales at 36 today, supply continues to stay low. Listing prices are starting to edge up as the least expensive home for sale is now $174,000 and there are only 5 homes listed under $200,000. Of the homes listed for sale today, 24 are traditional resale homes, 11 are builder spec homes, 1 is a bank owned home, and 1 is a short sale. Verrado April 2012 Closings

Verrado April closings – According the Multiple Listing Service (MLS) 21 homes closed escrow in the month of April. This is up from 17 in March (I had reported 18 in the March post, however, one closing moved to April). Distressed properties were up with 9 verses 6 in March. Builder existing spec inventory continues to diminish as the builders take more orders for newly built homes in lieu of building specs. April saw 3 spec sales verses 4 in March. Traditional sales continue steady with 9 sales verses 8 in March.

Price per square foot softened in April with an average price per square foot of $84 while the mean price increased to $220,000 from $200,000. We are seeing more of the larger higher priced homes starting to sell. This will help to bring up mean prices but can also have a downward affect on price per square foot as the bigger homes usually sell at a lower price per square foot. The increase in distressed property closings this month also brought down the average price per square foot for the month.

One interesting note is that homes seem to be priced to sell as the difference in list price and sales price continues to dwindle. Now down to less than 1.5%. With today’s list of 36 Pending sales at average list price of $92.96 per square foot, it is likely that we will see price per square foot rise again in the coming 30 to 45 days. If closing prices stay within 3% of list price then price per square foot should average around $90. As of today there are 48 listings on MLS, however, 10 are homes that are built to order and not started. With actual inventory at 38 and 21 closings in April that would be less than 2 months supply of existing inventory. It will be interesting to see where pricing heads over the next several months.
