Buckeye is a Phoenix Arizona suburb located in the west valley about 30 miles from Phoenix. It has seen the largest growth in it’s population for the entire US with a growth rate of 8.5% from July 1 2017 to July 1 2018. Meanwhile Phoenix saw the largest numeric growth increase during the same time with over 25,000 people moving to Phoenix. Maricopa county were both Phoenix and Buckeye are located has been the fastest growing county 3 years in a row.
The City of Buckeye is poised to continue to grow. Currently the population of Buckeye is 82,000. The city’s 640 square miles is only 5% built out. Compare that to Phoenix which is 517 square miles with a population of over 1.6 Million.
Housing permits in Buckeye in 2018 were around 2200 for single family residential. Currently permits are up 8% from last year and are expected to finish out at 2400.
So what makes Buckeye so attractive to so many new residents?
Quality of life, location, great neighborhoods, and affordable housing top the list.
Quality of life – Buckeye although large, is a city that still feels like a small town. People are friendly and there are many fun events throughout the year that tie newcomers to Buckeye’s history.
Buckeye also has great outdoor spaces like the White Tank Mountains with Skyline Regional Park an 8700 acre mountain preserve with hiking, mountain biking, equestrian, camping, and great events. The City also has great recreation facilities in addition to the park and more are planned. Plans have the city to have 36% open space at build out.
Buckeye also has some of the Best Neighborhoods to live in Phoenix. Verrado and Tartesso made RCLC Real Estate Advisors list of top selling Masterplanned Communities in the country. Verrado was ranked number 16 and Tartesso number 20. Buckeye also is a great place to retire in Arizona with excellent senior services and great 55 plus communities like Victory in Verrado, Sundance Adult Village and Sun City Festival.
Housing prices in Buckeye are also some of the most affordable in the Phoenix metro area. Median home prices in Buckeye are around $265K compared to $309,900 for Maricopa County. Buckeye home values did go up 9% though compared to last year so prices are rising but that is not surprising based on its growth.
Location is another reason why people are moving to Buckeye. It is located near Phoenix and several freeways including I-10, the loop 303, the Sun Valley Parkway, and the future interstate 11 which will link Mexico to Canada via Arizona. Large nearby employers include Luke Air Force Base and the Palo Verde Power Plant.
In addition, the proximimity to the White Tank Mountains leaves plenty of open space for residents and future generations to enjoy.
